Describtion:
The place is on 870 m above sea level on a south west slope facing the Iskar gorge.
Access is with 4x4 vehicles, there are different ways but it is 3 to 6 km blackroad to the asphalt road. 25 min to Svoge, 1:10 h to Sofia. Trains and busses go hourly from Svoge to Sofia, it's 40 minutes with the fast train to the Central Station.
There is a caught spring on top of the property that all year round supplies fresh clean water and is shared with no one else. The lower border of the property is a small mountain stream with only serene forest on top, so it is perfect to use for animals or gardening.
I have been renovating the buildings since 20182 with German builders mostly. My goal was to preserve the original 120 year old aesthetics with still having up to date comfort. I used natural materials where I could, favouring organic forms over straight angles. The windows that are facing west are mostly French windows and the house is flooded with light from noon on, giving view on to the horses stable and paddock and a beautiful mountain scenery in the backround. The living area is with wooden flooring and isolated double glas windows with frames from wood and metal. (I have not used any plastic / PVC because of aesthetic reasons. )
The electric and water system is new and of the latest standart.
The living rooms are all with up to date fireplaces, possibility to also easily put fireplaces into the cellar of the main house (For heated workshop).
There is only a compost toilet right now but a septic tank and toilet could be installed without big investment.
The property includes
- A main house with storage room, kitchen, living room and two cellar rooms (56 m2 total).
- An one bedroom building with attached bathroom with shower and sink and cellar room (12 m2)
-A barn with three stalls each 10 m2 in the ground floor that keep warm in winter and beautifully cool in summer with footing of Belmondo stable mats on top of concrete floor. The floor is slightly tilted so liquids can flow out for easy cleaning with water jet.

Here you can deeply emerge yourself into dressage, in hand work or riding lessons in total peace, humbled by the view and shaded by big walnut trees.
The property has a animal keeping permission ( живодновъден обект ) for up to 10 horses which can be changed easily into permission for other life stock too. There is a possibility to sell it with my company if it's needed. It comes with an old 4x4 farm vehicle (Suzuki Vitara) and some extra building materials, metal cistern, etc.
The area around the houses is 1780 m2.
There are four more plots that are separate with a total area of 4873 m2.
The sorrounding area is owned mostly by the state and can be rented.
The farm is a perfect place for adventures Equestrians or someone who searches the tranquility of a property in the middle of the nature. Homesteaders could grow garden and cows, goats, sheep or bees.
There are no neighbours and it's totally secluded in the middle of the great stara Planina forest sorrunded by the stunning Iskar gorges scenery. The European hiking way Nr. 3 is an steady one hour hike away, I have been using the place for tourism.
